Results of Ft Worth Property Records Search and Land for Sale in TX

Official results are in for the auction of 40 acres of land for sale in TX.  Held just 20 miles northwest of Ft Worth in Springtown Texas in November 2010, the court-ordered auction resulted in a total contract price far above appraisal value, even though a property records search revealed that 80 percent of the parcel is in the flood zone.

Brent R. Graves, Broker/Auctioneer with United Country - Alliance Auction & Realty, one of the Texas offices of United Country Real Estate, conducted the successful auction event.  An appraisal in February 2010 showed a value of only $276,000.  While marketing the Texas land for sale, Graves's team spoke with several brokers about the property.  Only highlighting the property's problems, the Texas real estate brokers did not speak highly of it.  They suggested that, in the current economy, the auctioneer would be successful if he could get $200,000.

The 40 acres is comprised of grassland.  It features two-lane highway frontage and a seasonal creek.  The back 25 acres of the property is only accessible by crossing the seasonal creek.  However, the creek is normally dry and passable.

Before the land auction began, high standards were set.  Bidders received advance guidelines, rules, and terms and conditions, and court instructions.  On auction day, bidding achieved a total contract price of $495,000.

Springtown is a small city of 2,100 residents off Highway 199 in Parker County TX.  The charming family friendly community boasts a rich history and culture as a farm and ranching community.  Pretty Downtown Springtown is alive with shops, great restaurants, and businesses.
