On October 30, 2010, Certified Auctioneers from United Country Certified Real Estate offered at Georgia land auction 157 acres of prime Tifton Georgia farmland in Tift County. More than 50 attended the Saturday morning auction event. Bidders from as far away as Melbourne, Florida and an online bidder from Illinois participated, with a final registration of 11 qualified bidders.
The Georgia land auction began at 10:00 a.m. Property plats were posted and participating bidders received written copies of the offering statement. The Certified Auctioneer announced the order of sale and read aloud the terms and conditions with sample contracts. The Certified Auctioneer offered the 157 acres of the Tifton GA property in its entirety during the first round of bidding at the Georgia land auction event. All other bidders were given an opportunity to bid on smaller tracts. However, no one stepped forward to bid on anything less than the whole tract.
The auctioneer announced that the 157-acre tract would be sold with seller confirmation after the highest and best bid was produced. Following the announcement, the final bid on all three parcels in their entirety and the total acreage of the farm sold for $4,015 per acre. That became the established contract price. A family partnership produced the winning bid. They expect to farm the property and hold the real estate for future family investments.
United Country Certified Real Estate has offered several thousand acres of land at auction. Final bid prices fluctuate depending on property type. As far as land values, cultivatable land with irrigation available tends to be the best producing. In contrast, tracts of timberland without available water are still selling but not at top prices per acre. This real estate auction included over 116 acres of cultivated land, drip irrigation set up for vegetable production, a pond, two irrigation pivots, and a small metal-frame building.
Georgia farmlands are ideal for agricultural uses, especially this type of farm with Tifton and Dothan soils. The bidders were well qualified and informed of current land values. Corn, grapes, tea, onions, and timber are common crops in the Peach State.
